Boundary Surveys

Residential property owners and property managers typically request boundary surveys when they would like to 1) build a new house, an addition or an ADU 2) undertake new landscaping 3) want to know the accurate square footage of their lot typically for lot mergers, lot line adjustments or parcel maps or 4) building a fence 5) determine if there are any encroachments to their property.

A boundary survey establishes the size and physical location of a parcel of land including ALL property lines and property corners typically witnessed by monuments or markers, such as (iron rods, pipes, nails or concrete monuments) as described in a deed. If there are any easements or encroachments to the property, these would be shown on the boundary survey.

Lot Line Surveys/Property Line Surveys

Lot line surveys or property line surveys involve the surveying of a single line. Typically, this type of survey is requested when there is a disagreement between two neighbors over the exact location of the lot line and possible encroachments to their property.

TKM Land Surveyors LP consults with potential clients to determine whether it makes sense to do a boundary survey or whether various topographic elements e.g. trees, fence, retaining, wall, shed, should be included. This type of survey must be filed with the County. If the dispute escalates to litigation, then the encroachment MUST be shown on the survey. Typically, an Exhibit Map, showing an enlarged view of the area in dispute are done as well. This makes it easy to show the neighbor and the judge the exact location of the encroachment to the property line.

Topographic Surveys

Topographic surveys are typically required when a property owner is planning to 1) have a grading and drainage plan done by a civil engineer 2) when they are contemplating doing some property improvements including landscaping, adding a pool or deck.

Construction Services

TKM Land Surveyors LP offers a series of construction services related to new construction, the building of additions or ADU’s. The most important first step is generally the boundary and full topographic survey. Some homeowners and general contractors will request that TKM Land Surveyors LP provide quotes for setting durable markers in the corners. Others will request staking along the property line or along the setback line.

A best practices methodology often includes construction staking, or the staking of the exact location where the foundation forms should be placed so that a certification letter can be written by TKM Land Surveyors LP to the City that the proposed new building meets their setback requirements.
